Floors That Work as Hard as the Business
Commercial floor epoxy is built differently from a home garage floor, and in West Palm Beach it has to deal with the same heat and humidity on a bigger scale. Commercial epoxy flooring for a warehouse, an auto service bay, a marine repair shop, a restaurant kitchen or a retail space starts with how the floor is used: forklifts or foot traffic, oil or acids, water on the floor all day or never. We pick the concrete floor coating to match that, then plan the job around your hours.
Systems by use
- Warehouses and distribution: thick 100% solids epoxy with high abrasion resistance, plus painted or coated aisle lines and safety zones.
- Auto, marine and equipment service bays: chemical-resistant base and topcoat for oil, brake fluid, fuel and cleaners, often with an anti-slip texture.
- Commercial kitchens and food prep: seamless, textured systems that can be washed down, with coving at the walls so water and grease do not collect at the joint.
- Retail stores, offices and lobbies: decorative flake, solid color or metallic finishes that look good and clean easily.
- Light industrial and workshops: durable systems that handle dropped tools, rolling carts and spilled coolant.
Industrial-grade build
According to HomeAdvisor, 100% solids coatings for commercial and industrial floors start at $12 per square foot. Those systems use more material per coat than a residential floor and go on thicker, which gives them their impact and chemical resistance. A busy floor may get a primer, one or two thick body coats and a tough topcoat. The right build depends on what rolls over the floor and what spills on it.
Prep on a commercial slab
Older commercial floors tend to hold years' worth of oil, sealers, old paint and patched sections. We diamond grind or shot blast to sound concrete, repair cracks and spalled joints, and test for moisture across the floor, not in a single spot. In this climate, warehouses with slab-on-grade floors and no vapor barrier can show high moisture in some areas and not others, so we map it and choose primers to match.
Working around your schedule
Bob Vila's guide points out that a business might have to shut for a day or two for a polyaspartic floor, and longer for standard epoxy. We split installs into phases, one section after another, so the rest of the building keeps working. Nights and weekends are an option for some jobs. Faster-curing products shorten downtime where the budget allows. Ahead of the first day, we put in writing which areas close when and when each one reopens.
Humidity, heat and open bay doors
Warehouses and service shops here often run with the bay doors open. That brings humid air, rain and sun straight onto the floor. Coating while the concrete sits close to the dew point can trap a film of moisture under the resin. We read conditions before each coat and may close doors, run fans or reschedule. Near open doors and sunlit windows, we use UV-stable topcoats to keep the color from turning yellow.
Safety and markings
Anti-slip additives can be broadcast into the topcoat where floors get wet or oily. Line striping, walkways, forklift lanes and marked hazard areas can be laid into the coating itself. Coved bases at walls help in kitchens and wash-down areas. Talk to us about any rules your inspector, landlord or insurer has for your floor, and we will build the plan around them.

Commercial Floor Epoxy Questions
Will my business have to shut down, and for how long?
It depends on the system and the size of the floor. Bob Vila's guide says a polyaspartic install may close a business for a day or two. We often phase the work so only part of the space closes at a time.
Can epoxy handle forklift traffic?
A properly built 100% solids system on well-prepared concrete is made for it. Forklift floors usually get a thicker build and a hard topcoat.
Do you coat restaurant kitchens?
Yes. Kitchens usually get a seamless, textured system with coving at the walls. Check with your inspector on any requirements and we will build the plan to meet them.
Can you coat over an old industrial coating?
Sometimes, if it is sound and well bonded. Often it has to be ground off. We test adhesion and decide during the site visit.
Do you add aisle lines and safety markings?
Yes. Lines, walkways and marked hazard areas are laid into the coating and sealed beneath the topcoat.
