Floor Coatings Built Around Palm Beach Weather
Epoxy flooring in West Palm Beach has to be planned around moisture first and looks second. WeatherSpark rates the city's air as muggy or worse at least 43% of the time from mid April to the start of December, roughly seven and a half months. Wikipedia puts average rainfall at about 61.75 inches a year, most of it from May through October. That means wet air, warm slabs that sweat at dawn, and afternoon storms that push rain under the garage door. We are a local epoxy floor coating company, and every system we put down here is chosen with those conditions in mind.
What a resin floor does for Florida concrete
Bare concrete acts like a hard sponge. It pulls in oil, pool chemicals, fertilizer, salt and rainwater, and it keeps shedding fine gray dust however often the broom comes out. An epoxy floor coating seals that surface so spills sit on top, where a mop or a squeegee can deal with them. The finish also brightens a dim garage, hides wear with color or flake, and gives a cleaner base for storage cabinets, a workbench or a second fridge. On a lanai or pool deck, the right textured system makes the slab easier to keep clean and kinder to bare feet.
The three reasons coatings fail here
- Moisture from below. Concrete on a damp site can push water vapor up into the coating. If the primer is not made for it, the floor can bubble or lift. We test the slab before we pick a primer.
- Sun from the open door. In HomeGuide's comparison, plain epoxy scores poor to fair on UV resistance, while polyaspartic scores excellent. Anywhere sunlight lands gets a UV-stable topcoat or a full polyaspartic system so it does not yellow.
- Coating on the wrong day. Once the concrete cools close to the dew point, an invisible film of water forms on it. Resin applied over it can cloud or fail to bond. Before each coat we measure both the dew point and the temperature of the slab.
Old houses, new houses, condos
West Palm Beach housing spans about a century. In Census survey figures compiled by Point2Homes, 8.7% of the city's homes date to 1939 or before and 24% went up between 2000 and 2009. An older slab may be thin, patched, painted more than once or have no vapor barrier under it. A slab from the 2000s is usually smoother but still needs grinding to remove the hard, slick surface left by the finishing trowel. The same figures put about half of the city's housing in structures holding two or more units, so many floors we see are in townhomes and condo garages where an association sets the rules.
Storm season and flood maps
The Atlantic hurricane season lasts from June 1 through November 30. Hurricanes Frances and Jeanne in 2004 and Wilma in 2005 all struck Palm Beach County, so it is worth checking an older garage for storm-era patches and replaced sections, which can take a coating differently from the original concrete. FEMA's updated flood maps for the county took effect on December 20, 2024, and the City of West Palm Beach said more than 1,000 properties in the city were affected. A sealed floor will not keep water out of a garage. It does give silt and storm water nothing to soak into, so cleanup after a storm is a hose and a squeegee instead of a stained slab.
Garages that do more than park a car
Around West Palm Beach the garage is often the busiest room in the house. It holds golf carts, boat gear and trailers, bikes, coolers, pool supplies, storm shutters and a workbench. Each use puts its own demand on the floor. Salt water dripping off fishing gear leaves residue. A golf cart parked in the same spot every night wears a path. Charging stations, tool chests and trailer jacks press hard on small areas. Before quoting, we find out what goes on in your garage so the system, the thickness and the texture fit. A garage that is half workshop may need a tougher topcoat and pads under heavy equipment, while one used mostly for storage can put the money into a nicer finish.
Our coating systems
- Garage floor coatings: a ground and repaired slab, a moisture-suited primer, a color or flake layer and a UV-stable clear topcoat.
- Vinyl flake epoxy: colored vinyl chips tossed into the wet base coat, so sand and dust disappear from view and wet footing improves.
- Polyaspartic coatings: quick to cure and stable in UV, often back in service the next day. A strong choice for sunny garages and outdoor slabs.
- Metallic epoxy floors: a poured, swirled finish for interior rooms, home gyms, bars and display floors.
- Commercial floor epoxy: thicker, chemical-resistant systems for warehouses, service bays, kitchens and shops, scheduled to keep a business running.
- Pool deck resurfacing: textured, lighter-colored coatings for the pool deck, patio or lanai that takes sun, bare feet and chlorinated water.
Vetting epoxy flooring contractors
Whoever you are weighing among the epoxy flooring contractors and epoxy flooring companies in Palm Beach County, put a few plain questions to them. How will the concrete be prepared, by diamond grinding or by acid etching? Is a moisture test part of the job, and what changes if the number comes back high? Which topcoat goes on, and does it handle UV? How many coats, and how thick? When can you walk on it, and when can you park? A good installer answers each one in the written quote. Epoxy floor installers who skip these steps tend to be cheaper on day one and costlier when the floor peels in the tire paths.
What epoxy flooring costs
Epoxy flooring cost depends on the size of the floor, the shape the concrete is in and the system you pick. HomeGuide lists professionally installed epoxy at $4 to $10 per square foot, roughly $1,600 to $5,800 on a two-car garage. Its polyaspartic range is $5 to $12 per square foot. Stripping an old coating, fixing cracks or going with a full flake or metallic look will each shift the total. Those are national figures, not our price list. We measure and test your floor, then put a number in writing, and for the scope it covers, that written estimate is your price.
Why Homeowners Call West Palm Beach Epoxy Flooring
We test before we quote
Every estimate includes a moisture check on the slab, because the primer has to match what the concrete is doing underneath.
Sun-rated topcoats where light hits
Garage aprons, lanais and pool decks get polyaspartic or another UV-stable finish, since plain epoxy can yellow in direct sun.
We work to the dew point
Slab temperature, humidity and dew point are read before each coat. On a bad morning we start later or move the day.
A written, itemized price
The quote shows square footage, prep method, every coat and the final number. If anything changes, you approve it in writing before we proceed.

Common Questions
What does an epoxy floor run in West Palm Beach?
Going by HomeGuide's national numbers, installed epoxy is $4 to $10 per square foot. A two-car garage typically lands around $1,600 to $5,800. For polyaspartic the figure is about $5 to $12 per square foot. Stripping old coatings, fixing cracks and adding decorative finishes push the total up, so the written price comes once we have measured and tested your floor.
Are there drawbacks to epoxy flooring?
Standard epoxy does not handle sunlight well. HomeGuide gives it a poor to fair UV score, so it may yellow in sunlit areas. It also takes longer to cure than polyaspartic, and it fails if the concrete is not ground clean or is pushing up moisture. We handle those risks with grinding, a moisture test and a UV-stable topcoat.
What is a better floor coating than epoxy?
It depends on the floor. For sunny garages and outdoor slabs, polyaspartic tends to win, since HomeGuide gives it an excellent UV resistance rating and it cures in one to two days. Epoxy still makes a thick, tough base coat, so plenty of the floors we install pair an epoxy build coat with a polyaspartic top layer.
Is there a high demand for epoxy flooring?
We have no reliable market figures to share. What we can say is why people here ask for it: a sealed slab rinses clean after summer storms, it stops oil and pool chemicals from soaking in, and it turns a dusty garage into usable space. If you want the drier months, when the air is less muggy, ask early so the date you want is still open.
When is a good time of year to coat a floor here?
The drier, cooler months after the wet season are the most forgiving, because the air is less muggy and storms are rare. We still coat floors in summer. We start early, watch the dew point closely and often use faster-curing polyaspartic so the floor is protected before afternoon rain.
How soon after coating can I drive into my garage?
According to HomeGuide, polyaspartic handles heavy vehicles after roughly 24 to 48 hours, whereas a standard epoxy floor can need as many as seven days before it is fully cured. Temperature and humidity on the day change those times. We give you specific walk, return and parking times for your floor.
Does my HOA or condo board have to approve a coating?
Many associations do, especially for attached or shared garages. Check your rules for color limits, work hours and what paperwork the board wants from a contractor. For the board's review we can send the product data sheets along with our written scope of work.
Towns We Cover Around the Lagoon
Our base is West Palm Beach itself. We also coat floors on the island in Palm Beach, along the coast in Riviera Beach, Lake Park, North Palm Beach, Juno Beach, Jupiter and Tequesta, south through Lake Worth Beach, Lantana, Boynton Beach and Delray Beach, and west in Palm Springs, Greenacres, Haverhill, Royal Palm Beach, Wellington, Loxahatchee Groves, Westlake and Palm Beach Gardens. We also work north into Martin County in Hobe Sound and Stuart. Floors differ a lot across that map. Barrier island and lagoon-front homes deal with salt air and strict building rules. Older neighborhoods near downtown have aging, often painted slabs. Newer western communities tend to have large attached garages with sound concrete that still needs proper grinding. Each town page covers what we found about homes and conditions there.
