Floors for an Island Between Two Waters

Epoxy flooring in Palm Beach has to deal with the ocean on one side and the Intracoastal Waterway on the other. Wikipedia describes the town as sitting on an 18-mile barrier island that is never wider than three-quarters of a mile. No garage on the island is far from salt spray. Salt carried in on tires and air settles into bare concrete, and over time it can stain and roughen the surface. A sealed resin floor gives that salt nothing to soak into, so a hose and a squeegee take care of it.

Working around the season

The winter season, November through April, swells the town to around 25,000 people, compared with 9,245 counted in the 2020 census. Many owners are away the rest of the year. That works in favor of a garage project:

  • We can schedule the work in summer or early fall while the house is quiet.
  • A house manager or caretaker can let us in and approve the moisture test results.
  • The floor has weeks, not days, to cure before cars come back.
  • Photos and a written report of each step can be sent to an owner who is out of state.

Sun that does not quit

Wikipedia notes that Palm Beach gets more than 2,900 hours of sunshine a year. Standard epoxy can yellow when it sits in direct sun, so a garage with doors that stay open, a covered motor court or a loggia gets a UV-stable topcoat. Light gray and sand tones also stay cooler underfoot than dark colors.

Condo garages and service floors

Per Point2Homes, 46.2% of the town's housing units sit in large buildings of 50 units or more. Large buildings have parking decks, storage rooms, trash rooms and loading areas that see constant use. Those spaces need tough, slip-resistant coatings that can go down in sections so residents can still park. We work with building managers on staging and odor control.

Historic property considerations

The Landmarks Preservation Commission, set up by a 1979 ordinance, works to protect 328 properties, sites and vistas in town. Inside a garage, coatings rarely touch anything a reviewer cares about. Exterior paving, terraces and visible surfaces on a landmarked property may be a different matter. Check with the town before we quote any exterior work, and we will plan around whatever it requires.

Older slabs on the island

About 25.5% of the housing was built in the 1960s, and 11.8% dates to 1939 or earlier, per the same data. Older garages and service wings often carry old paint, oil or a worn sealer. Every bit of that gets ground away before a new coating will bond.

Palm Beach Questions

Can the floor be done while we are away for the summer?

Yes. Many Palm Beach owners prefer it. We coordinate with whoever manages the house, share moisture readings and progress photos, and leave the garage closed so the floor cures fully before you return.

Will salt air damage a new garage coating?

Salt does not soak into a sealed resin surface the way it does into bare concrete. It can still build up and get gritty, so a regular rinse keeps the floor looking right. We pick topcoats that handle frequent washing.

Our building has a shared parking garage. Can you coat it in phases?

Yes. Large garages are usually done a section at a time so residents can keep parking. We work with management on signage, cure times and low-odor products.

Do landmark rules apply to a garage floor?

Interior garage floors are rarely an issue. Exterior surfaces on a landmarked property may need review, so we ask you to check with the town before we price any outdoor coating.
