Old Concrete Needs a Patient Crew

Epoxy flooring in Lake Worth Beach frequently starts with concrete poured long before floor coatings were common. Wikipedia says about 1,000 cottages remain in the city, the largest group of that kind of home in Florida. In the Old Lucerne district, contributing buildings date from about 1913 to 1951. In College Park, most homes were built between 1925 and 1949. Slabs from those years can be thin, cracked, uneven or poured without a vapor barrier underneath.

What we look for on an older slab

Before we quote, we walk the floor and check a few things:

  • Hollow spots and loose patches that will telegraph through any coating.
  • Old paint or sealer, which gets ground away rather than covered.
  • Moisture coming up from below, which is common without a vapor barrier.
  • Settling cracks that need filling and may keep moving.

When a slab is beyond saving, you will hear that from us. Some floors need repair by a concrete crew before any coating makes sense.

Carports, porches and small garages

Many cottages never had a full garage. A carport, a front porch or a back patio is often the only concrete on the lot. Open sides mean the floor gets sun, rain and blowing sand. Those surfaces get a UV-stable topcoat from us, plus grit so wet feet do not slip. Light colors help a small porch feel bigger and stay cooler.

Storm history on the slab

The 1928 Okeechobee hurricane demolished about 600 homes in the city and damaged 1,500 others, per Wikipedia, and Hurricane Wilma in 2005 destroyed 27 homes and 7 businesses. Old storm patches and replaced sections are common in garages here. Patched concrete can take coatings differently from the original slab, so we grind and test each area instead of assuming the whole floor is the same.

Downtown storefronts

The Historic Old Town Commercial District has contributing buildings from 1912 to 1949, and the Street Painting Festival brings about 100,000 people downtown. Small cafes, galleries and shops on older floors may want a durable coating that cleans easily after foot traffic and spills. We schedule commercial work after hours or on closed days so the doors stay open for business.

Close to the lagoon

The city is named for the Lake Worth Lagoon along its east side, and Wikipedia notes the tide gauge at the municipal pier shows above-average sea level rise. Homes near the water should expect damp slabs. Moisture testing is never optional on a job here.

Lake Worth Beach Questions

Can you coat a cottage slab that has no vapor barrier?

Often, yes. We test for moisture first. If vapor is coming through, the slab gets a primer formulated for damp concrete. If readings are very high, we will tell you that a coating may not last and explain the options.

Is a coated carport going to be slippery in the rain?

Not if it is built for it. We broadcast grit or flake into the topcoat on open carports and porches so the surface keeps traction when wet.

My garage has patched areas from old storm repairs. Is that a problem?

Patches are common here. We grind and check each section, fill cracks and level edges. Patches can look slightly different under a clear coat, so a solid color or flake finish usually hides them well.

Can you work in a downtown shop without closing it for days?

We plan commercial floors around your hours. Small shops can often be done over a closed day or two, and fast-curing topcoats shorten the wait before foot traffic.
